Despite the windy weather, it is spring in Westwood when you are talking about Real Estate

It’s Spring 2012 In Westwood . . . if you are talking about real estate!

Each year in January, I watch for the beginnings of the spring real estate market – despite weather (as snowy as we remember last year!) or as windy as it may be today, our local real estate market begins to gather steam! 

It always fascinates me that it begins in Boston and we can watch the wave of activity and sales move toward Westwood and further west.

To give you a sense of what has happened in the first 18 days of the year, let me give you a few statistics:

  • Eight new properties – approximately $3 million in inventory are for sale.
  • 10 properties have reduced their prices a total of $179,000
  • Four properties are under agreement after an average of 133 days
  • Two properties have closed deals for $1.5 million

While the numbers seem small, it is just the tip of the iceberg.

If this year follows past years, more than twice the number of properties are being prepared for sale!

So, if you are thinking about a spring sale, think NOW! By the time the daffodils blossom, many homes are already under agreement!

This is especially true if you are a seller who also wants to buy when the inventory is at its peak – this offers you more choice in your price range!

So if you are thinking of a move, get started now. And by spring, you could be settled in your new home!
