Preparing your property in Westwood for a sale with these tips.

That was the mantra I heard from my parents when I was searching for my first home! Westwood certainly has a great location! We are fortunate to benefit from access to Boston and Providence, excellent schools, nearby shopping, restaurants, parks and so much more. Like so many soon to be empty nesters, I am hearing my friends consider their next move as the youngest child leaves for college.

It's best if "fresh eyes" walk through the property - both interior and exterior areas. Look for maintenance items that need attention such as painting or shrubs needing pruning. Are closets cluttered? Reduce excess furniture and accessories in every room.

Consider who is the target buyer for your property - and create an environment to attract those buyers. Known as "staging" in the real estate industry, this can mean as little as new pillows for the family room sofa to renting several rooms of furniture and accessories for owners who are selling a high-end vacant property.

Price it Right

Let's update that mantra from my parents: Three things matter to your prospective buyers: Location, Condition, and Price. Westwood is a desirable location! Fortunately, as a seller, you control the other two variables!

Get the Right Exposure

Today's buyers aren't looking for properties in the same way buyers did just a few years ago. Internet marketing, social media, blog posts, Zillow, TruliaPostlets, Craigslist, Facebook, Twitter and many other ways to connect also play a role in engaging buyers.
