Happy New Year! A Better Year for Real Estate in 2012?

With great rates and buyers pouring into open houses, we have reason to be optimistic about 2012 real estate in Westwood.

Happy New Year!

I welcome 2012 and I am optimistic about the Westwood real estate market in Westwood. 2011 was a challenging year.

Do you remember the snow? It immobilized our market for the first few months of the year. No one was surprised to hear the reports that the number of sales in 2010 was higher than 2011, and 2010 also had the advantage of the Government Tax incentive.

The Warren Group and the National Association of Realtors have been putting out press releases about the jump in pending sales this year compared to the same period last year. 

It is encouraging. We have had a jump in Westwood, too. According to MLS PIN there were 29 homes put under contract (signed purchase and sales agreement) in the past three months, that is seven more than the same time period last year.

The activity is strong. Every week I ask about the activity at our open houses. I wasn’t expecting what I heard. 

One open house (a listing in Newton) had 70 people through and seven offers! We also had great turn outs in Westwood for our listings that have been on the market for a few months. 

The open house at 72 Colburn St., which is a great house on for $400,000 had 20 groups visit. In January we are happy to have five to ten groups through an open house, 20 was amazing!

We had quite a few sales during the typically slow holiday period in December.  Our office had over twice the number of sales in December as we did in December, 2010. 

I hope the momentum continues, and I am cautiously optimistic about real estate in 2012.
