Foreclosures Remain Few in Westwood, Report Says

Westwood had four new foreclosure petitions in May, compared to one last May.

Four new foreclosure petitions were filed in Westwood in May 2012, according to a new report by The Warren Group.

Westwood currently has eight year-to-date foreclosure petitions, up from one in May 2011, according to the report.

Statewide, foreclosure petitions "more than doubled year-over-year - rising to 1,724 from 699 in May 2011. Petitions have surpassed the 1,000 mark every month since July, the firm reported.

Westwood had no foreclosure deeds in May 2012, indicating no change from May 2011; the town had two year-to-date foreclosure deeds, or completed foreclosures, as of May 2012, a small climb over zero in May 2011.

"We are fortunate that the small number of foreclosures have not had a significant effect on our market," said Erica Rice, Manager of in Westwood.  

Likewise, Robin Wish, Vice President of Wish and Associates/Century 21 Commonwealth in Westwood, said residents in town are lucky to live in an accessible location.

"We are not in an area where high unemployment has affected a significant percentage of our residents," Wish said. "I think we are very lucky to be in such a desirable spot. I expect foreclosure properties will be considered on a case-by-case basis. What they have that many towns do not is a terrific school system and wonderful location and access to jobs."

Statewide, foreclosure deeds "increased more than 32 percent to 755 in May from 571 in May 2011," The Warren Group reported.

Other local towns saw the following trends:

Canton:

  • Foreclosure petitions: One in May 2012, up from zero in May 2011.
  • Year-to-date foreclosure petitions: Ten in May 2012, up from six in May 2011.
  • Foreclosure deeds: Zero in May 2012, down from one in May 2011.
  • Year-to-date foreclosure deeds: Four in May 2012, down from five in May 2011.

Dedham:

  • Foreclosure petitions: Three in May 2012, up from two in May 2011.
  • Year-to-date foreclosure petitions: Twenty-seven in May 2012, up from 15 in May 2011.
  • Foreclosure deeds: One in May 2012, the same as in May 2011.
  • Year-to-date foreclosure deeds: Nine in May 2012, up from eight in May 2011.

Dover:

  • Foreclosure petitions: Zero in May 2012, the same as in May 2011.
  • Year-to-date foreclosure petitions: Three in May 2012, up from two in May 2011.
  • Foreclosure deeds: Zero in May 2012, the same as in May 2011.
  • Year-to-date foreclosure deeds: Three in May 2012, up from zero in May 2011.

Easton:

  • Foreclosure petitions: Ten in May 2012, up from one in May 2011.
  • Year-to-date foreclosure petitions: Forty-three in May 2012, up from 10 in May 2011.
  • Foreclosure deeds: One in May 2012, up from zero in May 2011.
  • Year-to-date foreclosure deeds: Five in May 2012, up from four in May 2011.

Foxborough:

  • Foreclosure petitions: Four in May 2012, up from two in May 2011.
  • Year-to-date foreclosure petitions: Fourteen in May 2012, up from seven in May 2011.
  • Foreclosure deeds: One in May 2012, up from zero in May 2011.
